Before becoming a licensed REALTOR® in Texas, I bought my very first home directly from a seller, without any real estate agents or commissions. I also sold that home as a FSBO (For Sale By Owner). If you are choosing to sell your home yourself, I can honestly say I understand your reasons why and I respect your decision to do so. However, I will also tell you that although both transactions seemed to go well and I was eventually happy with the outcomes, I regret buying and selling my home without a real estate agent.
Without an agent, I did not realize the importance of having an inspection. On top of not having an inspection, I did not even have an appraisal (typically required by your lender) because I was not using traditional financing for the purchase. Without fully understanding the condition of the home and its systems, I paid a price that I could afford and seemed comparable to other homes in the neighborhood.
When I sold my home, the buyer arranged for an inspection. The buyer’s lender required an appraisal. And the buyer’s agent requested a survey. Survey? I didn’t have a survey when I bought the home….
The inspection revealed the home required repairs and upgrades to bring the well and septic up to code. The appraisal, valued the house lower than I had estimated. And the paved driveway was about 5 inches over the property line. All of these issues existed prior to my purchase of the home, yet as the seller, I was the one having to negotiate the necessary repairs, adjust the price, pay for a survey and obtain an easement for the 5 inch encroachment.
Surprisingly, my regret was not what I didn’t know as a buyer or seller. The truth is, I regret leaving money on the table when I purchased and sold my home myself. As a buyer, my agent would have educated me on the market, process and advocated for repairs, terms and price. On the selling side, my agent would have marketed my home to many more qualified buyers, positioned the price to attract multiple offers, and sold the home in the time frame I needed. Overall, with an agent, I would have ended up with more money in my pocket - even after commissions were paid!
